External groundworks are now underway with the installation of Drainage and Statutory services to the plots.
 
Can we please ask all local residents to remind their children to not enter the site on a evenings and weekends. Thank you.

Drainage works have progressed well this week, along with the commencement of the last two retaining walls which will then form the car park along the front of the flats.
 
The weather this week is becoming more favourable which will hopefully enable the ground workers and bricklayers to complete their works in line with the programme.

The external fabric of the dwellings is now complete, and the scaffold is due to be dismantled from Thursday 14th March.

Externally, the doors have been installed with the superstructure brickwork now fully complete.

Timber staircases installed into position.

 
With the timber frame structure fully erected and all flats enclosed the internal works can now commence. Below we have a ground floor flat where the party walls and ceilings have been insulated, with a vapour barrier then fixed over the insulated party wall.
 

The party walls to the upper floor flats are insulated, with a vapour barrier then fixed over them, the loft insulation will be fixed once the ceiling is boarded.


First fix boarding is now underway, with the perimeter walls and ground floor ceilings receiving two layers of plasterboard.
 

Only a single layer of 40mm insulated plasterboard is fixed to the ceiling of the first floor flats, with a section left out in order for the loft insulation to be installed.


All plasterboard joints are fire taped and sealed with service battens, then fixed into position.


When the perimeter and ceiling boarding works are complete, the internal metal frame stud partitions can then be erected.

With the roofs complete, each section is then lifted down allowing the timber frame joiners to erect and fix the first floor timber wall panels. Once complete the roof is then lifted and fixed into position.

With the timber frame superstructure complete, the roofers begin to lath, felt and load out the roof.

The roof is tiled and windows are installed, now the internal works can commence, beginning with the plaster boarding.
